Letting Negotiator and Property Finder

Our client is looking for a part time Property Consultant to work as a letting negotiator and property finder for corporate landlords and high-end clients.

Letting Negotiator

First point of contact for enquiries and tenant applications
Qualifying and vetting tenant applicants and updating database
Arranging viewings with current tenants and or landlords
Organising and conducting viewings with prospective tenants
Following up on viewings for feedback
Encouraging offers and negotiating between landlord and tenant to reach an acceptable agreement
Managing the letting process and paperwork with the support of the office
Speaking with clients and providing them with regular updates.

Property Finder

Searching the market on behalf of high-end tenant applicants (with a rental budget of between £50k and £150k per annum.
Liaising with relocation agents and inhouse corporate services
Liaising with other letting agencies on split commissions
Searching online property websites and databases
Staying up to date with market trends and legislation changes to advise landlords and tenants.

Business Development

Identifying and prospecting for further business opportunities to maximising revenue
BD for lettings, management, short-lets and residential sales (additional commission paid per new landlords or new sellers)
Not afraid to pick up the phone and talk to clients and contact people.

Must Haves

Experience as a property negotiator or property search consultant in the London market
Driving licence (with or without transport)
Knowledge of London and the London rental market
Good IT / database skillset
Able to build strong relationships with applicants and landlords over the phone and in person
Organised and attention to detail.

The Team

Working closely with a small team of, director and full-time consultant, weekend consultant, bookkeeper, and part-time property manager / administrator.

Hybrid Role

The role is part time and a mixture of working from home, onsite at viewing properties including some Saturdays and meeting at the office.
Close proximity to North West London or Central London would be beneficial.

Salary

Based on the National Living Wage and London Living Wage
Generous commission on each property successfully let
Additional commission for business development paid per new landlord or new seller
Discretionary negotiator bonuses paid from corporate landlords.
